Should You Remodel your NH Home

Sell or Remodel your NH Home

2007 Manchester NH Remodeling Cost vs. Value Report: How to increase the Value of your Real Estate in Southern New Hampshire

Ever wonder how much of that proposed renovation or remodeling job you can recoup when you sell your home? It varies in real estate markets across the country. A new deck or patio might bring more dollars back in your pocket in California; where as a three season room might allow you to recoup more of those dollars in a colder state like Maine.

Another consideration is that a remodel could affect the salability of your home. A property that has a dated kitchen could be a hard sell and bring less than its actual value; when you update the kitchen it would allow you to obtain the full market value in the sale of your home…

Our experience in our local Southern NH Real Estate home market is that kitchens with pizzazz, granite or solid surface counters, tile floors, cherry cabinetry, SS appliances are important selling features of a home. Baths also need to be updated…you need to lose those old mustard or green colored fixtures from the l970’s. Buyers also prefer an open floor plan that allows eye contact from the kitchen into the family room. Master baths are important, as well as 3 car garages in 2008. And at the top of your list, fresh paint, lots of light, and minimize your decorating! Light and bright is what buyers want.
